What is my Rateable Value ?

 

The Rateable Value is an estimate of the annual rent which a non-residential property would command on the open market. It is determined by the City Assessor and entered in the Valuation Roll.

There is a statutory requirement for the City Assessor to carry out a General Revaluation every five years. The current Valuation Roll came into force on 1 April 2005.

How is the Rateable Value calculated?

 

When fixing the level of value, the Assessor examines the rents passing for all let properties at a date two years prior to the Revaluation. For the  2005 Revaluation, this date was 1st April 2003.

 

Your Rateable Value is used in the calculation of your Rates Bill  by the application of a "Rate Poundage", which is determined annually.

 

If you think your Rateable Value is too high there is a formal Appeals Procedure which you should follow. 

The Assessors' Web Portal now provides access to an  on-line interactive appeal facility. This becomes an available option after a successful search of the Valuation Roll.
